Warehouse availability in Barcelona province: Q3 2026 data
Catalonia ended September as the Spanish logistics market with the fewest empty warehouses. In Barcelona's inner ring there is virtually no stock left, and that is pushing rents up and demand out to the rest of the province.
Fewer than 2 m² free in every 100
According to data from the sector's leading consultancies, the logistics availability rate in Catalonia stood at 1.8% at the end of the third quarter of 2026. It is the lowest of Spain's three major markets: Valencia is at 2.8% and Madrid at 6.8%.
Put another way: of every 100 m² of logistics warehousing in Catalonia, fewer than 2 are empty and available to rent or buy. And in the inner ring, the area closest to the city and the port (Zona Franca, El Prat, L'Hospitalet, Sant Boi, Cornellà…), availability drops to 0.3%.
Demand isn't slowing
The shortage isn't due to weaker interest. Quite the opposite: between January and September, between 728,000 and 747,000 m² were let or sold in Catalonia, depending on the source, 65% to 70% more than in the same period of 2025. With three months still to go, the volume already exceeds the whole of 2025.
In the third quarter alone, 22 deals totalling 256,781 m² were signed. Among the most notable:
- The purchase of a 50,000 m² logistics centre in the Zona Franca by a food distribution operator.
- The letting of 33,378 m² in Sant Fruitós de Bages.
- The letting of 26,400 m² in Martorell.
- The letting of 19,641 m² in Valls.
Deals of this size closing in the Bages or Alt Camp confirm a clear trend: when there are no warehouses in the inner ring, companies widen their search to the second and third rings.
Rents at record highs
With so little free stock, prices are rising. Prime rent, paid for the best warehouses in the best locations, stands at between €9.25 and €9.50/m²/month, depending on the source: around 3% higher than a year ago and above the previous market peak.
The quarter's average rent was €6.43/m²/month. The gap between prime and average rent shows how much location, clear height, loading docks and condition matter.
Is more supply coming?
Around 312,000 m² of new projects are due over the coming months. They will help, but the volume is lower than what the market takes up in a single half-year, and the sector expects new developments and build-to-suit projects, built for a specific occupier, to be key to meeting demand. Availability is likely to stay low in the short term.
What it means if you own a warehouse
- It's a good time to market it. There are more companies searching than warehouses available, especially near Barcelona.
- Realistic pricing is still key. Low supply doesn't mean any warehouse will let at prime rent. Rent depends heavily on the location and technical specifications.
- A good technical sheet sells. Companies compare clear height, docks, power supply and licences. A well-documented warehouse lets faster.
What it means if you're looking for a warehouse
- Start your search early. With so little supply, good warehouses don't stay on the market for long.
- Widen the area. The Vallès, Penedès, Maresme and Bages offer more options and, generally, lower rents than the inner ring.
- Ask about off-market stock. Many deals close before they are ever advertised on portals.
