How much does it cost to rent an industrial warehouse in Barcelona?
Rent per square metre is only part of the picture. Here are the rents being paid in 2026, what makes a warehouse cost more or less, and the other costs to plan for before you sign.
Rent: euros per square metre per month
Warehouse rent in Spain is quoted in euros per square metre per month (€/m²/month). According to sector data for the third quarter of 2026, prime logistics rent in Catalonia stands at €9.25–9.50/m²/month, and the average rent is around €6.43/m²/month.
Prime rent is what the best logistics warehouses in the best locations achieve, mainly in Barcelona's inner ring. Outside that area, and for older or lower industrial units, rents are clearly lower.
For reference, these are the rents of some of the warehouses we are currently marketing:
- Three-storey warehouse in Sant Joan Despí (Baix Llobregat): €4.17/m²/month.
- Fitted-out industrial warehouse in Llinars del Vallès (Vallès Oriental): €5.86/m²/month.
- Warehouse with offices in Argentona (Maresme): €6.25/m²/month.
- Standalone logistics platform in Llinars del Vallès: €6.77/m²/month.
What makes a warehouse cost more or less
- Location and access. Proximity to Barcelona, the port and the airport, and direct access to the AP-7, A-2 or C-32 motorways, matter most.
- Clear height. Modern logistics warehouses exceed 10 m. Lower buildings make less efficient use of high-bay storage.
- Loading docks and yard. Essential for operations with articulated lorries.
- Building condition. Age, roof, floor slab, offices and services.
- Size. Smaller units usually have a higher price per m² than large platforms.
Other costs to plan for
- VAT. Commercial and industrial leases in Spain carry 21% VAT.
- Recoverable costs. Tenants usually pay property tax (IBI), building insurance and estate service charges. On our Llinars logistics platform, for example, they are around €1,050/month.
- Deposit. The Spanish Urban Leases Act requires a deposit of two months' rent for non-residential leases.
- Additional guarantees. Many landlords also ask for a bank guarantee or extra deposit, depending on the tenant's creditworthiness.
- Set-up costs. Fit-out works, racking, the activity licence and specific installations.
A worked example
A 2,000 m² warehouse at €5.50/m²/month means rent of €11,000/month, plus 21% VAT (€2,310) and recoverable costs. The statutory deposit would be two months' rent: €22,000, plus any additional guarantees agreed.
